How do I pay municipal tax online at payrup.com?
- Login to payRup
- Select the “Municipal Tax” module from the menu bar.
- Select the operator to whom you want to pay your bill.
- Enter the required details (select property ID, property number, shop number, etc.).
- Fetch the bill amount.
- Click the button "Proceed to payment."
- Finish the payment using the various municipal tax bill payment methods listed on PayRup, along with which you can also avail of discount coupons while doing your transactions.
How do we calculate the built-up area?
For payments of municipal tax online, the definition of built-up area under Rule (2) (vi) is reproduced: "Built-up area” means the total area covered by buildings or high-rise buildings above the plinth level, including all covered areas like basements, mezzanine flooring, balconies, whether covered or not; garage areas; constructed boundaries of swimming pools; fuel storage tanks constructed underground or above the ground; storage of merchandise in open spaces like timber, granite, bricks, etc.; stilts meant for parking and telecommunication; and other towers and hoardings erected on the surface or top of any other open space of land or building, but does not include:
(a) courtyard at ground level, garden, rocky area, well-and-well structures, plant, nursery platform around a tree, overhead water tank, fountain, bench with open top, and the like
(b) drainage, culvert, conduit, catch-pit, gully pit, chamber gutter, and the like
(c) compound or boundary wall, chajja, uncovered staircase, watchman booth or pump house not exceeding three square meters, and sump tank.
How is property tax calculated for a new building?
If the building is completed after October 1 of any year, property tax for the second half of the year has to be paid. Those completed prior to October 1 have to pay property tax for the full year.
If my building is demolished and is under construction, what should I pay property tax?
If the building is demolished and whether or not construction has commenced, municipal property tax has to be paid on the vacant land.
Should exempt property pay any tax?
Properties exempted from payment of tax under Section 110 are not subject to property tax. However, the said section now makes it mandatory for properties exempted from tax to pay a service charge. Under UAV, service charges are prescribed in category XIV, and 25 percent of this rate shall be paid as service charges.
Should we calculate cars parked in open veranda or under the portico of our residential house?
Cars parked in open spaces, including verandas or under the portico, in respect of residential houses are excluded from the built-up area, and there is no municipality property tax that is going to be levied on them.
In respect of apartments should a super built up area or carpet area be considered?
To keep the measurement objective, the measurement mentioned in the schedule to the sale deed has to be taken, as this is irrefutable evidence. The carpet area will always lead to interpretation between the taxpayer and the municipal corporation, hence it should be avoided.
Is depreciation provided under UAV? Should the depreciation be calculated on the basis of a calendar year or a financial year?
Yes, depreciation is provided under UAV. Depreciation is to be calculated on the basis of the calendar year. Under UAV, you can claim depreciation once in a block period.

Can we pay the tax in cash?
Payments not exceeding Rs. 1000 can only be made in cash. Thus, any municipal tax bill payment exceeding Rs. 1000/- is better paid on the payRup platform.
What happens if I short-calculate the tax payable?
As per the government rules listed for municipal tax payments, if you short calculate the property tax payable upon issue of notice, you will have to pay twice the difference in tax as a penalty, along with interest at 2% per month.
Can a user file for a revised return?
Yes, you can file a revised return if you want to make any change in the Return Form applicable to you by superscribing on it as “Revised Return”. You can pay the difference of municipal tax along with the revised return.
Is the Occupier of a building also responsible to pay the municipality property tax?
If the owner fails to pay the municipality property tax, the liability shall be on the occupier. So, check with your owner and have him paid to avoid any further issues.
